Whether you are looking for free Manor housing, want to know how to defeat ghost enemies, or want to know how to start and complete the Oblivion Remastered Where Spirits Have Lease side quest, this walkthrough covers it all.

For players who don’t know, Where Spirits Have Lease is a side quest in the game where you lift the curse of the Benirus Manor.

Completing the quest gives you access to the manor that you can use as housing.

Moreover, for lore hunters, it is a great quest that sheds light on the Benirus family of Anvil and how they got cursed.

So, keep reading my guide as I walk you through how to get and complete the Where Spirits Have Lease side quest in Oblivion Remastered.

How to start the Where Spirits Have Lease quest in Oblivion Remastered

To start the Where Spirits Have Lease side quest, teleport to the western part of Anvil, the town in the southwest.

Make your way to the marked location to arrive at The Count’s Arms pub.

Head inside.

Left of the main counter, you will find an NPC named Velwym Benirus.

Talk to him, exhaust the dialogues and select the ‘Manor’ option.

Exhaust or listen to what Velwyn has to say and then, select the ‘Yes, here’s 5,000 gold’ option to purchase the Bernius Manor.

Once you do that, you will obtain the Bernius Manor Key while also triggering the quest, “Where Spirits Have Lease.”

Oblivion Remastered Where Spirits Have Lease walkthrough

Where Spirits Have Lease is a relatively big quest that involves multiple steps. These are:

  1. Talk to the NPC named Velwyn Benirus inside The Count’s Arms
  2. Purchase the Benirus Manor from him in exchange for 5,000 Gold
  3. Head to the manor, sleep in the bedroom to summon ghosts, and progress
  4. Take out the ghosts or run to the ground floor and collect the torn note and Skeleton Hand
  5. Track down Velwyn in Imperial City and convince him to break the manor’s curse
  6. Take Velwyn to the manor’s Sealed Portal within the basement
  7. Summon and defeat Lorgren Benirus
  8. Talk to Velwyn Benirus to complete the quest

To make things easier and ensure you are not stuck at any of the sections of the quest, I have shared a complete walkthrough of each step below:

Assuming you have started the quest, the first step requires you to visit the Bernius Manor.

It is located near Anvil’s main entrance and you can reach it by just following the quest marker.

Once you arrive at the Bernius Manor, use the key on the main entrance and head inside.

Doing so will update the quest, with a hint to the next objective, which is, “I can now make myself at home.”

Open the door on the right side and head inside the room.

Right as you enter, look on the left side and you will find another door.

Open it and make your way to the first floor.

There, you will find the main bedroom.

Sleep on the bed for at least an hour to progress the quest.

As soon you wake up, you will be surrounded by three Bernius Manor Ghosts.

At the same time, the quest will progress and you will get hints on the next objective.

“I heard a crash from downstairs, I should search the house and investigate”

Use enchanted weapons like the Frostwyrm Bow or others or spells to take out the ghosts.

Once done, head to the ground floor’s living area and you will find a broken vase on the ground along with two items.

  1. Scrap from Logren’s Diary
  2. Skeletal Hand

Collect the Skeletal Hand and read the scrap from Logren’s Diary.

Doing so will progress the quest, hinting you the next objective, which is, to “talk to Velwyn.”

After that, three more ghosts will spawn. Take them out and exit the manor.

Head back to The Count’s Arm and talk to the owner, Wilbur.

Ask him about Velwyn by selecting the last dialogue option, “Velwyn Benirus.”

He will tell you that he left right after selling you the manor for the Imperial City.

Teleport to the Imperial City Elven Garden District.

Head to The King and Queen Tavern.

Inside, you will find Velwyn Benirus. Talk to him.

Select the ‘Manor’ option and exhaust his dialogues.

Next, select the ‘Lift the Curse’ option and exhaust the dialogues to progress the quest.

Head back to The Count’s Arm in Anvil.

If you teleport there, there’s a high chance that Velwyn might not be there yet.

So, pass the time to spawn him.

Once he spawns, talk to him and select the option, “Yes, I’m ready.”

Follow Velwyn to the Benirus Manor.

Stick close to him as he stops walking if you are far.

Head inside the manor.

As soon as you enter, the quest will progress and Velwyn will ask you to lead.

Three ghosts will spawn. Take them out.

Make your way inside the Benirus Manor Basement.

Take out the ghosts in your path and reach the basement room with symbols on wall.

Once you arrive in the room, the quest will progress.

Velwyn will start inspecting the secret door.

Wait for a few seconds and the door will open and Velwyn will run away.

After that, the quest progresses while hinting you the next objective, “Investigate what’s beyond the mysterious portal.”

Head inside the room and go near the skeleton in the middle of the room.

You will find it’s Lorgren’s Skeleton. Interact with the altar to progress the quest.

As soon as you do that, Lorgren will start talking and will ask you to join the Skeletal Hand to his body.

Interact with Lorgren’s Skeleton and wait until he finishes talking.

Defeat Lorgren using enchanted weapon or spells to progress the quest.

You can also loot his body. Though, once you defeat him, you can move to the last section of the quest.

Exit the room by interacting to the Sealed Portal in the wall from where you entered the room.

Head back to The Count’s Arm.

Talk to Velwyn to complete the quest.

Now, you have the Benirus Manor fully furnished and repaired waiting for you to use as housing.

Sadly, there’s no other reward that you get from the quest.

At least, you lifted a long-running curse from the Benirus family.
